Tenant Rental Criteria

  • Two year clear rental history. Landlord reference check.
  • A criminal record check will be run.
  • No recent bounced checks or Non-sufficient funds incidents.
  • Employment / Income verification
  • Income level to qualify (monthly rent should not to exceed 33% of monthly income).
  • Income, criminal and landlord verification will take precedence over poor credit and bankruptcies.
  • One application shall be filled out for each adult applicant. Each adult applicant must individually qualify to pay the entire rent on his/her own in the event that a roommate leaves during the tenancy. Maximum allowed occupancy is two people per bedroom.
  • Credit history - credit report check and bank funds verification.
  • No more than 3 discrepancies accepted.
  • No history established (the same as good credit).
  • No unverifiable information.
  • 1-year stability with current job (exceptions - job transfer or starting out in career). Employment check.
